Understanding HVAC Phase Electric Monitoring to Ensure Reliable Operations

Proper monitoring ensures continuous operation, prevents costly downtime, and safeguards equipment from damage due to electrical issues. General power quality concerns relating to phase imbalances, harmonics from VFDs, among other challenges can only be identified through proper 3 phase electric monitoring equipment. 


What is Electric Phase Monitoring? 

Electric phase monitoring involves the continuous supervision of electrical power supplied to HVAC equipment, primarily motors and compressors. It detects issues such as phase loss, phase reversal, phase imbalance, and under or over-voltage conditions that can be caused by rapid cycling of other electrical systems, undersized conductors or the utility company. if a site does not deploy thorough monitoring of the electrical supply feeding HVAC systems or other systems that utilizes a capacitor to help compressor and fan cycling, we do recommend general monitoring of peak amperage to ensure system operations. This can be done with a simple current switch or a current sensor that is programmed into a site's BMS system with an over current limit. 


Importance of phase Monitoring in HVAC Systems

  • Prevention Phase Loss: A lost phase can cause motors to overheat, potentially leading to complete failure. Phase monitoring immediately detects this issue and safely shuts down equipment to prevent damage. 
  • Avoiding Phase Reversal: Incorrect wiring or maintenance mistakes can cause phases to reverse, resulting in motors running backwards. Phase monitoring ensures equipment runs in the correct direction, avoiding significant damage and operational disruption. 
  • Reducing Equipment Wear and Tear: Phase imbalance - where voltage differences exist between phases - can lead to uneven motor operation and accelerated wear. Monitoring ensures balanced phase supply, extending equipment lifespan. 
  • Enhancing Safety: Early detection of voltage abnormalities or wiring issues protects technicians and building occupants from electrical hazards or potential fires. 


How Does 3 (Three) Phase Monitoring Work? 

Phase monitoring devices are typically integrated within HVAC control panels or added as standalone units. They measure and compare voltage and phase sequences. Upon detection of an anomaly, the device will initiate an alarm, cut power, or both, depending on the setup. 


During this monitoring process, we also recommend 3 (three) phase voltage monitoring along with amperage monitoring. Typically, rapid spikes in amperages are caused by voltage drops in the electrical service to the HVAC system. Monitoring all 3 (three) phases of the supply voltage will identify voltage imbalances and possible utility service issues or internal building wiring issues relating to undersized feeders. From our experience, service feeders can be reused when HVAC or other mechanical systems are replaced. HVAC systems can be upsized in capacity, which causes the current feeders to be undersized.
